We often get mixed emotions about the bidding process on custom homes. It’s the most important part of the job and also the most misunderstood. There are so many moving parts in a bid most are overlooked. Generally when you get a checklist from the bank there are alot of items not accounted for. I find it’s most important when comparing bids to make sure that everything is included. It’s a common misconception that there’s a sq ft price used to bid a home. This can be true when pricing a spec home but when you’re talking about a custom home there are endless options, sizes, styles, and let’s not forget your taste is not the same as the next person. Turnkey bids should include pricing for all phases of the construction process and include allowances comparable to the style of your home and any design regulations set forth by your homeowners association. Building can be a very stressfull process, but going in knowing your numbers and keeping your plan on track can make it so much easier. Change orders happen on every job and most often affect the final price of your home. Always be aware of the decisions you make and the effects they have on your budget and future phases of the construction process. Included is the worksheet we use to bid a home.
